Fair Rent Split

There are two common methods for splitting rent fairly among roommates.

Method 1 — Equal Split: Each Person's Rent = Total Rent / Number of Roommates

This is the simplest approach and works well when all rooms are roughly the same size with similar amenities.

Method 2 — Proportional by Room Size: Person's Rent = Total Rent × (Their Room Size / Total Room Area)

Each person pays a share proportional to the square footage (or square meters) of their room compared to the total livable room space. This is the fairest method when rooms differ significantly in size.

Practical example: Three roommates share a $2,400/month apartment. Room sizes are 120, 150, and 100 sq ft (total = 370 sq ft). The person in the 150 sq ft room pays $2,400 × (150 / 370) = $973. The person in the 120 sq ft room pays $778, and the smallest room pays $649.

When to use each method:

  • Equal split — rooms are similar in size and features
  • By room size — rooms vary noticeably in square footage
  • You can also factor in extras like a private bathroom, better view, or walk-in closet by adding a small premium (5-10%) to that room’s share

Tips: Measure rooms wall to wall, excluding closets if they are roughly equal across rooms. Put the agreed split in writing before signing a lease. Revisit the arrangement if someone moves out and a new roommate takes a different room.
