Price per square foot (or square metre) is the standard way to compare rental properties of different sizes fairly. Without this metric, a larger cheap flat may look better value than a smaller efficient flat — even if the reverse is true.
The formulas:
Price per square foot = Monthly rent / Area in square feet Price per square metre = Monthly rent / Area in square metres
Conversion: 1 square metre = 10.764 square feet
Worked examples:
Comparing two flats: Flat A: £1,400/month, 650 sq ft → £1,400/650 = £2.15/sq ft Flat B: £1,750/month, 900 sq ft → £1,750/900 = £1.94/sq ft
Despite Flat B being £350/month more expensive, it is actually better value per square foot. For the same price-per-area ratio, Flat B at its size should cost £2.15 × 900 = £1,935/month — so you are getting 50 sq ft of value for “free.”
Commercial property: Office unit: £28,000/year, 1,200 sq ft Annual rate = £28,000/1,200 = £23.33/sq ft/year (standard UK commercial rent quoting)
Typical residential rents per sq ft (UK, 2024):
- Central London: £5–£8/sq ft/month
- Outer London: £2.50–£4/sq ft/month
- Manchester city centre: £1.80–£2.50/sq ft/month
- Birmingham: £1.40–£2.00/sq ft/month
- Leeds, Sheffield: £1.20–£1.80/sq ft/month
Limitations of the metric: Price per area does not capture layout efficiency, ceiling height, natural light, storage, location quality, or condition. A badly laid out flat can have more square footage but feel smaller than a well-designed compact one. Use it as a starting comparison, not the only factor.
