Total Renovation Budget

Home renovation budget estimation combines material costs, labor costs, permit fees, and a contingency allowance to project the total cost of a remodel before breaking ground. Professional contractors use square footage and room-type benchmarks as a starting point.

Total renovation cost formula: Total Cost = Material Cost + Labor Cost + Permit Fees + Contingency

Contingency rule: Contingency = 10–20% of (Material + Labor) Use 10% for new construction or simple cosmetic updates. Use 20% for older homes where hidden problems (rot, outdated wiring, plumbing surprises) are common.

Labor-to-material ratio: Most renovations run 40–50% materials and 50–60% labor. High-labor projects (tile, framing, electrical) skew toward 60–70% labor.

Cost per square foot benchmarks (US, 2024):

  • Kitchen remodel (full): $100–$300/sq ft ($25,000–$75,000 typical)
  • Bathroom remodel (full): $150–$400/sq ft ($10,000–$25,000 typical)
  • Basement finishing: $25–$65/sq ft
  • Room addition: $100–$200/sq ft
  • Roof replacement: $4–$10/sq ft (by roof area)
  • Flooring replacement: $5–$25/sq ft installed
  • Interior painting (full house): $2–$6/sq ft of floor area

What each variable means:

  • Material cost — purchased directly or through contractor; generally represents 40–50% of total cost
  • Labor cost — varies by trade and region; electricians and plumbers typically $75–$150/hr; general carpenters $50–$100/hr
  • Permit fees — required for structural, electrical, plumbing, and HVAC work; typically $500–$3,000 depending on project scope and municipality
  • Return on investment (ROI) — not all renovations add proportional value. Kitchen and bathroom remodels recover 60–80% of cost in resale value. Pools and sunrooms often recover less than 50%.

Worked example: Full bathroom remodel: 60 sq ft. Mid-range finishes.

Materials: vanity ($800) + toilet ($350) + tile ($600) + fixtures ($400) + misc ($250) = $2,400 Labor: plumber 8 hrs × $100 = $800; tile setter 12 hrs × $85 = $1,020; carpenter 6 hrs × $75 = $450 = $2,270 Permits: $600 Subtotal: $5,270 Contingency (15%): $790 Total Renovation Budget: $6,060 Cost per sq ft: $6,060 ÷ 60 = $101/sq ft — at the lower end of mid-range bathroom cost.
